Nationwide, there are 15 top home features that help sellers sell fast and for more money, according to Realtor.com. Locally, in our experience, the list is a bit smaller.
Lots of buyers like to find homes that already have a lot of the features they want in their home. When a home is missing them, the buyer simply offers less to compensate. That’s not good! So, how does your home stack up to what buyers say they want in their next home?
5 Top Home Features, Locally
#1 – Gourmet Kitchen
Kitchen renovations have long been popular with buyers. Lots of people say the kitchen is the heart of the home. It’s where people like to hang out during meal prep, visits and even holidays. With all the different cooking shows on TV nowadays, people are spending more time in their kitchens and love it when they are set up well for cooking and conversation!
A large pantry, center island with seating, prep sink, gas range, double wall ovens, and solid surface countertops are just some of the features buyer will pay more for and snap up quickly! Other kitchen updates that also help include upgraded cabinets, backslpashes, under-cabinet lighting, stainless steel appliances, apron front sinks, specialty hoods and an open concept.
#2 – Specialty Rooms
These are rooms in the home for specific purposes like mud rooms, theatre rooms, home gyms and home offices. Higher end homes usually have some of these specialty rooms but more and more buyers in the mid-range of home prices really appreciate and pay more for one of these rooms.
Home theatre rooms offer entertainment without having to leave home! They are great for parties and get togethers for sports, movies and even reality TV fans! It might not be as hard as you think to add a home theatre room. Dark basements can be transformed with wireless speakers, an oversized screen and comfortable seating like a sectional or recliners!
Mud rooms have been gaining popularity the last few years. They are usually pretty affordable if you already have the space. They act as a transition from outdoors to inside space. Home offices are gaining ground too, as more and more people work from home. Having a designated space to work from keeps the dining room table or family room clear of work clutter!
Home gyms aren’t as popular in our local area but homes in the upper or luxury class in the area are likely to have them.
#3 – 3 Car Garages
We see this more and more everyday. American’s do love our garages! We might not even have a 3 car household but the extra storage space is something we would all love!
It can be expensive to add a 3 car garage after the initial build. Buyer’s usually jump on homes with 3 car garages or an attached garage and a pole barn is also very appealing in our area!
#4 Smart Home Features
It sounds expensive, but in reality, you can have a lot of features using a Google Home or Amazon Echo. Security is one of the things that has become super affordable. In years past, you had to have a security company come in, assess and then install a system. Today, you can add cameras to your entries and have them linked to your smart phone very affordably. This technology can also make your phone a control center for things like a NEST thermostat, home lighting and more!
#5 – Fireplaces
In central Indiana, a fireplace is definitely a sought after amenity. Even if you don’t have one now, the new electric or gas fireplaces can be put into to most any home! Talk about adding comfort, and a welcoming, homey feel! Talk to a local contractor or fireplace store about the options available out there! Chimney’s aren’t even needed. This is definitely one of the top home features and adds value in a buyer’s mind!
